What are your fees and monthly charges?$36.00 Application Fee, $250.00 Hold Fee (Non-Refundable) due within 3 days of application being approved. Security deposits are contingent on the outcome of the applicant's screening process. $500.00 minimum.

What are the income and credit qualifications?Three times the rent per month for income and satisfactory credit and criminal background – All applicants are welcome and encouraged to apply.

What is acceptable “proof of income” to sign a lease?If paid bi-weekly 2 most recent pay stubs, if paid weekly 4 most recent pay stubs, a letter-on-letter head signed by the employer with contact information, stating the salary, a W2 form, an offer letter or a recent tax return.

Is my security deposit totally refundable?Yes, less any unpaid rent, damages or other applicable charges as stated in the Lease Agreement. Minimum $500.00 deposit based on application screening process.

If I get a job transfer, can I break the lease?You may elect to do an Early Termination by providing a 60-day written notice, paying all rent through the vacate date and paying a Early Termination Fee equal to two months rent. Residents that live in the community for less than 1 year must also pay a $500.00 Turnover Fee.

Can I change to a month-to-month lease plan after my first year?Yes, a premium will apply

What utilities are included in my lease?Residents pay all gas, electric, water and sewer charges.

When is my rent payment due?1st day of the month

What day of the month am I liable for a late charge?Late Fees are assessed on the 6th day of the month.

Is there a place where I can pay my rent after office hours?Yes, there is a drop box at the back door to the Leasing Office

There is a person who might be staying with me for a while, is that permitted?If anyone will stay for more than 14 consecutive days, they should be added the lease. If they are under 18, you may provide a letter with their name, age, date of birth and sex. If the person is over 18 years of age, they must complete an application and undergoing a credit and background screening.
